Everything you need to know about getting approved through CanadaMortgageApproval.ca.
Is this really free?
Yes — 100%. The brokers in our network are paid a finder's fee by the lender on funded mortgages. You pay zero broker fees on standard mortgage applications.
Will applying hurt my credit score?
No. Your initial quote uses a soft credit inquiry, which has no impact on your score. A hard inquiry only happens later if you choose to formally apply with a specific lender.
I have bruised credit or a past bankruptcy. Can you still help?
Absolutely. Our network includes alternative (B) and private lenders who specialize in clients with bankruptcies, consumer proposals, collections, or low Beacon scores. Approval depends on equity, income, and your overall story — not just the number.
I'm self-employed. Do I qualify?
Yes. Many of our broker partners specialize in business-for-self, commission, and stated-income mortgages. Bring your last two years of NOAs, T1 Generals, or business financials and we'll find the right lender for you.
How fast will I hear back?
A licensed Canadian mortgage broker will reach out within 24 hours of your application — often the same business day — with a pre-approval and your best available rates.
What provinces do you serve?
All of them. We have licensed broker partners in every Canadian province and territory, from Vancouver to St. John's.
Are you a lender or a bank?
Neither. CanadaMortgageApproval.ca is a referral network that connects borrowers with independent licensed mortgage brokers. They do the shopping across 100+ lenders so you don't have to.
Is my information secure?
Yes. All submissions are protected with bank-level encryption and shared only with the licensed broker matched to your file. We never sell your information.
